Can I cancel anytime?
Yes — after 90 days. The first 90 days cover mobilization and initial documentation. After that, month-to-month with 30 days written notice. No cancellation fee.
What counts as a "spot repair"?
Any localized floor damage that can be addressed in a single visit — delaminated tiles, minor epoxy chips, grout failures, small concrete spalls under 200 sqft total per quarter. Structural failures, moisture intrusion, or subfloor damage fall outside spot repair and are scoped and quoted separately.
What qualifies as an emergency response?
Portfolio plan subscribers get one same-day or next-morning emergency dispatch per month — typically a safety hazard like a trip-risk chip, delaminated edge, or fresh spill damage that needs immediate attention before tenants arrive. We respond within 4 hours during business hours.
I manage more than 5 buildings. Can you handle that?
Yes. The Portfolio plan covers up to 5 buildings. For larger portfolios, get a custom quote — pricing is based on total square footage and number of sites, not a flat rate. Use the link below.
What happens if I need more painting labor than the plan covers?
The Pro and Portfolio plans include a monthly painting visit (up to 8 hrs labor, materials at cost). If a visit runs longer or a larger repaint is needed, we scope it as a separate line item and bill it at discounted retainer rates — no markup on materials.
