How we price commercial work

Service Atlanta rate What drives cost
Epoxy flooring $4–$9/sqft Coating type (thin-set vs. broadcast), slab prep, mil thickness
Polished concrete $5–$12/sqft Grit level, densifier, guard coat, existing coatings to remove
Urethane mortar $8–$14/sqft Drain details, thermal cycling spec, aggregate broadcast
Interior painting $1.50–$3.50/sqft Ceiling height, number of coats, patch/drywall scope
Exterior painting $2.50–$5.00/sqft Surface material (CMU, stucco, EIFS), lift access, primer + coats
Multi-service $4–$10/sqft Combined flooring + painting scope; blended mobilization discount
These are typical Atlanta commercial market rates (Q2 2026). Prep condition adds 15–35% over base. Rush mobilization adds 20%. Healthcare and food-service specs typically run 15–25% above industrial.

What's not included

The estimate covers direct installation labor and materials. It does not include:

  • Extensive moisture mitigation or crack injection
  • Structural slab repair or grinding beyond standard prep
  • Furnishing removal or re-installation
  • Permits (typically GC-supplied on commercial projects)
  • Tenant schedule premiums (nights/weekends/phased)

■ Common questions

Why a range instead of a fixed price?

Commercial pricing is driven by variables we can't assess from a ZIP code and square footage: subfloor condition, moisture readings, access constraints, phasing requirements, and finish spec. A range tells you whether a project is a $25K job or a $250K job — that's the useful signal. A false single number just creates renegotiation friction later. Christopher gives you the firm number on-site after a 15-minute visit.

What does the deposit cover?

The mobilization deposit holds your spot on the schedule and covers material procurement lead time. It's 100% credited toward your final invoice — not a fee. If we can't agree on scope within 14 days of deposit, it's fully refunded. No exceptions.

When do I get a firm quote?

After a free 15-minute site walkthrough. Christopher takes measurements, checks subfloor or wall conditions, and hands you a written line-item quote within 24 hours of the visit. Most projects get awarded same-week — no weeks-long bid process.

Does the rush multiplier apply to my whole project?

Rush applies when you need mobilization within 5 business days. The 20% premium covers expedited material sourcing, overtime crew scheduling, and compressed pre-job prep. Standard lead time is 2–4 weeks from deposit.

Do you work outside Atlanta?

FloorForge is based in Atlanta and serves the metro. We've completed projects in Charlotte, Savannah, Nashville, and Birmingham — typically for GC clients managing multi-site programs. For out-of-market work, travel and per-diem are added to the quote. The Atlanta-area check on the estimator is just a heads-up, not a disqualifier.
